THE STORY


The entire plan changed without expanding the footprint.

What began as a straightforward interior refresh changed once the walls were opened. The existing layout was not using the home well, and the plumbing and electrical systems needed more work than originally expected.

Instead of putting the house back together the same way, we used the opportunity to rethink the floor plan. Walls were moved, new bedrooms were created, and the circulation between the main living spaces was cleaned up.

That decision turned a limited refresh into a full-home reconfiguration, giving the owner more usable space without expanding the building footprint.

The construction story.

BEHIND THE BUILD

Kitchen wall opened to expose old framing and plumbing.

Existing kitchen stripped back for layout changes.

High-ceiling room opened to framing and insulation.

Existing window wall opened during reconfiguration work.

Spray insulation installed across ceiling and wall framing.

Drywall installation around the stair and new room openings.

Opening the Existing Layout

We removed the dated partitions and exposed the original framing so the floor plan could be rebuilt around additional bedrooms, clearer circulation, and better use of space.

Rebuilding the Core Systems

Once the new layout was set, we rebuilt the plumbing and electrical to serve the reconfigured rooms. Framing, utilities, and inspections were coordinated together before the walls closed.

Bringing the Layout Together

New flooring, cabinetry, bathrooms, doors, trim, and paint were coordinated across the home so the reconfigured spaces felt consistent rather than assembled in stages.
