THE STORY
A compressed schedule made sequencing just as important as construction.
This San Francisco Victorian came with decades of wear and a very short construction window. We had two months to update the house inside and out, which meant every trade had to move in a tight sequence with a full crew on site almost every day.
The work went well beyond paint and finishes. Old plumbing fixtures and deteriorated sewer lines had to be replaced, bathrooms were rebuilt, and the interior walls and ceilings were taken from dated popcorn texture and chipped paint to a smooth Level 5 finish.
Outside, we repaired and simplified the front elevation, refreshed the entry and stairs, and gave the house a deeper, more modern color while keeping the character of the original façade.

PHASE 01
Opening Up the House
We removed worn finishes, opened the bathrooms and plumbing areas, and identified the repairs needed before the fast interior rebuild could begin.
PHASE 02
Systems & Surface Repair
We replaced old plumbing fixtures and sewer connections and repaired damaged walls and ceilings. Popcorn texture was removed and the surfaces prepared for a smooth Level 5 finish.
